Why it matters: OTE tells you what you could earn. Attainment tells you how realistic it is.

The job

What you'd do
Look after a set group of commercial buildings in Chicago Southland and Northwest Indiana, selling them more services and winning nearby businesses as new customers. You'll also go out and find much of your own new business.
What you'd sell

Janitorial and building upkeep for commercial properties, one vendor

When a commercial building needs cleaning and upkeep, the owner or property manager usually hires a separate vendor for each job. The problem is, every vendor has its own schedule, bill, and quality, so someone has to chase them all. City Wide handles janitorial and building maintenance plus specialty services, so a building works with one trusted partner instead of many.

Questions to ask on the first call

Built from what this posting leaves out. How they answer tells you as much as what they say.

  1. 1.

What percentage of fully ramped reps hit quota last year?

OTE is what you could earn. This is how likely you are to earn it.

  2. 2.

What percentage of reps on the team have been here more than 18 months?

Tenure shows whether people stay long enough to get paid.

  3. 3.

Has the comp plan changed in the last 12 to 18 months? What changed?

A plan that changes every year means the goalposts keep moving.

  4. 4.

Who sits with reps and reviews calls each week?

Coaching is often what's behind a good or bad attainment number.

  5. 5.

What are the base and the OTE for this role?

No point investing hours before you know the number.

  6. 6.

Why is this role open? Did someone leave, or is it new?

New headcount is growth. A replacement means someone left. Ask why.

› When the offer comes

Save these for later. They land better once they've said yes to you.

  1. 1.

Can I see the full comp plan in writing, including clawbacks and accelerators?

What's in writing is what gets paid. Read it before you sign.

  2. 2.

Can I see the actual comp distribution for the team last year, not just the OTE?

The spread shows what most reps really take home. OTE is just the target.

  3. 3.

I'd be walking away from earned commission to join. Is there room for a sign-on bonus to help cover that?

Leaving money behind is a fair reason to ask. The worst answer is no.

SALES ACCOUNT EXECUTIVE We are looking for a smart, commercially minded, highly organized professional who can manage relationships, solve problems and sell - not simply maintain accounts. The Sales Account Executive supports and grows an assigned portfolio of commercial clients while identifying and selling additional facility solutions to both existing clients and qualified businesses surrounding those accounts. This is a highly visible, client-facing role for someone who communicates exceptionally well, exercises sound judgment, takes ownership, follows through, and can confidently make clients feel that City Wide has their facility needs handled. Sales and account growth are core responsibilities of this position not optional additions to the job. THE OPPORTUNITY City Wide Facility Solutions Chicago Shores is growing across South Chicagoland and Northwest Indiana. The SAE will operate at the intersection of account management, facility solutions sales, project coordination and field operations. You will support a portfolio of commercial facilities, build strong relationships with decision-makers, identify opportunities within those accounts, prospect nearby commercial facilities, scope and sell additional services, coordinate independent contractors, and help ensure projects and recurring services are executed successfully. This role is designed for someone who wants to grow with the organization and develop into a highly capable Facility Solutions professional. WHAT YOU WILL OWN Client & Account Leadership - Develop strong working relationships with assigned clients and become a trusted point of contact for facility needs. - Understand each facility's operations, expectations, recurring services, pain points and upcoming needs. - Conduct proactive account visits and identify Preventative, Daily and Restorative opportunities. - Address routine service concerns professionally and ensure commitments are followed through to resolution. - Manage client expectations with confidence, tact and good judgment. Account Growth & Sales - Proactively identify and sell additional facility solutions within assigned accounts. - Prospect qualified commercial facilities located near existing City Wide clients. - Generate opportunities through client conversations, field observations, referrals, phone, email, networking and field prospecting. - Conduct discovery, walkthroughs, scopes and proposal discussions. - Follow opportunities from identification through pricing, proposal, negotiation and Closed Won. - Maintain a healthy pipeline of NJS/CBS opportunities. PROJECT & IC COORDINATION You will also help turn sold work into successfully completed work. This includes: - Scope projects accurately before pricing. - Identify and coordinate qualified independent contractors. - Obtain and evaluate contractor pricing. - Negotiate thoughtfully with ICs while protecting reasonable economics for all parties. - Coordinate schedules, access, materials, client expectations and project timing. - Confirm work is ready to begin before committing the client. - Monitor projects from start through completion. - Communicate proactively when conditions, schedules or scope change. - Verify completion and help resolve issues quickly. - Understand the basic economics of each project - client price, IC cost, margin and delivery risk. You should be someone who can calmly tell both a client and an IC: “I've got it. Here is what is happening, here is the plan, and here is what happens next.” -- and then execute that plan. WHO WE ARE LOOKING FOR This role requires more than someone who is friendly with customers. We are looking for an individual with business judgment, professional presence, commercial instincts and personal accountability. SELLS WITHOUT BEING CHASED You understand that account management includes growing the account. You naturally look for opportunities, ask questions, make recommendations, request walkthroughs, prepare proposals and ask for the business. You are not uncomfortable discussing money or asking a client to move forward. THINKS LIKE A BUSINESSPERSON You do not simply relay problems. You gather the facts, think through the situation, identify reasonable options and help develop a solution. You understand that every decision affects the client, IC, City Wide and financial outcome. COMMUNICATES WITH CONFIDENCE & TACT You communicate smoothly and professionally with executives, facility leaders, front-line employees and independent contractors. You can handle difficult conversations without becoming defensive, emotional or confrontational. Your demeanor helps clients feel comfortable that the situation is under control. ORGANIZED + STRONG FOLLOW-THROUGH You can manage multiple clients, contractors, projects, appointments, proposals and deadlines simultaneously. You document commitments, schedule next actions, maintain accurate records and close loops without repeated reminders. LEARNS + APPLIES QUICKLY You understand the “why,” have the aha moment, and put what you learned into practice. You are curious, coachable and increasingly capable of making good decisions independently. PROFESSIONAL REPRESENTATION You understand that you represent City Wide every time you enter a client's facility. You present yourself professionally, speak intelligently, prepare for meetings and interact with customers in a way that strengthens confidence in our organization. STRONG WORK ETHIC + OWNERSHIP This is not a clock-watching position. Commercial facilities do not always operate neatly between 9:00 AM and 5:00 PM. While the position has a normal business schedule, client needs, project starts, service issues and important opportunities sometimes require reasonable flexibility. We want someone who takes responsibility for outcomes and understands the difference between having a job and owning a responsibility. WANTS TO BUILD WITH US We are looking for someone who wants to become more valuable over time. The right person should be capable of managing larger accounts, more complex projects, greater revenue responsibility and increasingly important client relationships.
