The job
- What you'd do
- Find new property developers and rental agents in France, Austria, Germany and Poland, and build relationships with them for student housing. You'll find most of your own leads, while your manager handles the final deal terms.
- What you'd sell
Branding, ads and websites for apartment and property companies
When an apartment company needs to fill units, it usually leans on ads and its website. The problem is, doing that well takes a team it doesn't have. Catalyst handles branding, ads, search and websites for property companies, so they get more renters.

Questions to ask on the first call
Built from what this posting leaves out. How they answer tells you as much as what they say.
- 1.
What percentage of fully ramped reps hit quota last year?
OTE is what you could earn. This is how likely you are to earn it.
- 2.
What percentage of reps on the team have been here more than 18 months?
Tenure shows whether people stay long enough to get paid.
- 3.
Has the comp plan changed in the last 12 to 18 months? What changed?
A plan that changes every year means the goalposts keep moving.
- 4.
Who sits with reps and reviews calls each week?
Coaching is often what's behind a good or bad attainment number.
- 5.

As a Business Development Executive, you will be Yugo’s on-the-ground presence across continental Northern Europe (France, Austria, Germany and Poland), generating and nurturing leads, and supporting underwriting and tender processes with local market insight. You will act as a cultural and language reference point for the region, building relationships and representing Yugo in-market. Commercial structuring and negotiation for opportunities you generate is currently led by the Head of Business Development, Europe, to whom this role reports, while the team scales. This is a fantastic opportunity for an ambitious, culturally fluent self-starter to build a career in commercial business development.
Key Responsibilities
- Generate new business leads across continental Northern Europe (France, Austria, Germany and Poland) through research, outreach and market mapping.
- Act as Yugo’s on-the-ground presence in-market, building relationships with developers, agents and local stakeholders.
- Serve as a cultural and language reference point for the region, helping the wider team navigate local nuance and relationships.
- Qualify and nurture leads through the early stages of the pipeline, maintaining regular contact until opportunities are ready for commercial engagement.
- Support underwriting of new opportunities with local market insight, site data and market comparables.
- Maintain accurate and up-to-date records of all deals, contacts, leads and company information in HubSpot, keeping the pipeline current and reliable for the wider team.
- Conduct market and competitor research to identify new opportunities across the region.
- Organise and support local meetings, site visits and introductions, building Yugo’s profile in-market.
- Support tenders, RFP responses and proposal development with local market knowledge and language support.
- Represent Yugo at industry events and networking opportunities as required, supporting lead generation and brand visibility.
- Liaise with internal teams (operations, finance, legal) to support the smooth progression of opportunities from initial enquiry to handover.
- Feed local market intelligence back to the Head of Business Development and wider team to inform commercial strategy.
- Support post-deal handover to the operations team, helping ensure a smooth transition from signed agreement to mobilisation.
- Monitor industry trends and market activity across the region to help identify new business opportunities.
Additional Responsibilities
- Support the Head of Business Development in maintaining relationships with existing introducers, agents and partners across the region.
- Help monitor and track the performance of live opportunities, flagging risks or delays to the wider team.
- Assist with onboarding new opportunities into operational delivery once contracts are signed.
- Support continuous improvement of business development processes, tools and reporting.
- Build a strong working knowledge of Yugo’s existing continental European accounts to support the wider team where needed.
What else?

Requirements
- Some experience in business development, sales, real estate or property management is essential; student accommodation or PBSA experience is a plus but not essential.
- Strong organisational skills with excellent attention to detail.
- Confident communicator, comfortable engaging with prospective clients and internal stakeholders across different cultures and languages.
- Confident in building, nurturing and progressing relationships, across both short-term and long-term deal generation.

- Common sense in commercial negotiations.
- A proactive self-starter, comfortable managing multiple priorities in a fast-paced environment.
